CPO Progressing As Planned
The compulsory purchase of land not currently in the Council’s ownership is progressing as planned. There are still some legal formalities to complete but the period for judicial review has now passed. We anticipate taking full possession in early Summer. There was no challenge to the stopping-up orders within the six week period allowed for judicial review. Stopping up will not take place until such time as the current businesses trading on the site have closed. We will put in place access arrangements for local residents and businesses adjacent to the site during and after construction.
The Council’s development partner, Bond City, is currently tendering for the demolition of Burlington House, the County Hotel and the multi-storey car park. Demolition is expected to start on the multistorey car park first. Full details of the demolition plans, including any impact on the local community will be announced in due course.
Subject to the conclusion of the legal formalities for the acquisition of the remaining land interests under the CPO procedure, we anticipate construction on site to start in September 2015.
Next Sign Pre-Let Agreement
NEXT plc has signed a pre-let agreement to open a 16,266 sq. ft. store in the St James’s development in Dover town centre. The new store will trade over two floors, taking advantage of the building’s design to incorporate a mezzanine floor
Bella Italia Joins Restaurant Line-Up
Bella Italia is to open its first restaurant in Kent at Dover’s £60 million St James’s retail and leisure development. Casual Dining Group, operator of some of the UK’s favourite restaurant brands, has signed a pre-let agreement on a 3,751 sq. ft. restaurant that will form part of the St James’s development in the heart of Dover town centre. Negotiations with further retail and restaurant tenants are on-going.
Residential Development, Castle Street
The development of eight new affordable residential units on the corner of Castle Street is now well underway. The development will consist of three one-bedroom flats and five two-bedroom flats. Completion is expected in October 2015.
New Bench Street Car Park
Work on the new 50 space car park on Bench Street is nearing completion. This will provide additional parking spaces when the Russell Street car park is closed for the construction of the St James’s development. It will complement the planned 445 parking spaces within the St James’s development.
